As the general contractor, we take the project from start to finish.  We will work with your architect and engineer to obtain drawings.  Apply for permits.  Arrange for utilities.  Collect estimates from subcontractors and suppliers for all phases.  Order supplies and materials.  Coordinate schedules for subs and deliveries.  Maintain quality control. Arrange inspections.  Prepare contractors statements.  Arrange construction draws.  Expedite, document and evaluate progress.  Bring project to final inspection and completion.  Obtain occupancy permit.  This service is provided for a fee based on 25% of total construction costs, payable in four installments of 5% retainer, 6% at the stage of under roof, 6% upon drywall completion and 8% at final draw/completion.

Services offered as a project manage who will assist an owner/builder are as follows:  Supervise and coordinate subcontractors and suppliers.  Maintain quality control.  Arrange building inspections.  Prepare contractors statements.  Arrange construction draws.  Expedite, document and evaluate progress.  Bring project to final inspection and completion.  Obtain occupancy permit.  This service is provided for a fee based on 15% of total construction costs, payable in three installments of 5% retainer, 5% upon drywall completion and 5% at final draw/completion.

Owner/builder will be responsible for acquiring plans and permits, getting estimates and hiring of subcontractors as well as ordering materials. 

Many who aspire to be an owner/builder will want to avail themselves of this service as they may have a full time job or are out of town and cannot spend the necessary time at the jobsite to prevent costly overruns and wasted time.  If anything does go wrong it is always when you are not there.  Also many who attempt to build their own home find it takes 12-24 months to bring their home to completion thereby spending thousands on construction loan interest as well as longer time frame to get into the new home.  Our fee to provide this service offsets what would go to the bank for interest and saves on costly mistakes often incurred by inexperience.  We can typically bring a house from start to finish in 4-7 months depending on complexity of the project.  Due to our experience we are able to anticipate when each phase rolls into the next, lessening down time. Less time saves you money.

This service is geared to someone who will be doing most everything themselves but needs to have a third party to check on quality control and completion of work that has been performed.  Typically lending institutions, insurance companies, property management firms that are not local, as well as owner/builders.

Timely inspections can be arranged to evaluate safety, quality control, condition of work performed and recommendations of improvements.

Construction lenders can have contractors statements verified for work that has been performed.

Periodic inspections can be performed for a negotiated flat fee, typically $200-$300 depending on scope of project.
